I submit this application with the full knowledge and understanding that my plans and specifications are not approved for engineering design, and by approving such plans and specifications neither the Committee, the members thereof, the Walden Woods Homeowners Association, the members, or the Board of Directors assume liability or responsibility for any defect on any structure constructed from such plans and specifications.

PROPERTY IMPROVEMENT APPROVAL POLICY

Property Improvement Approval Certificate. The Walden Woods Homeowners Association will provide the Owner a Property Improvement Approval Certificate (attached) when their application is approved. The Owner can use the certificate to show proof of Association approval if a County Building Permit is required or if required at the time of property sale or transfer.

Authorized Signature. The Certificate will be signed by the Chairman of the Architectural Committee. When the requesting Owner is a member of the Architectural Committee or the Certificate is being approved through the Association’s Variance process, the Certificate will be signed by the President of the Association..

Valid Time. The Certificate may be valid for up to one year and all Certificates will automatically expire at the end of one year. The Committee may set a specific start or end date that may be less than one year. If the Owner requires additional time to complete an approved project, the Owner can request an extension.

Project description and restrictions. The Certificate will describe the approved project as well as list any special restrictions or conditions that the Architectural Committee may assign to the project based on: the nature or type of project, the time of year, potential noise or other factors that could impact either the project itself or other Owners lots.

Safekeeping. Owners should keep copies of approved Certificates for future use as part of their normal household records. Certificates should be transferred to new Owners at the time of sale or other transfer. In case of fire or other disaster these records can speed recovery and assist insurance investigations and settlements.
