AD HOC "FOOTPRINT" COMMITTEE UPDATE

March 2002

As you may recall, over two years ago we had a homeowner request to build a new house on their property that was denied due to exceeding the maximum footprint limitations. As a result of this experience, the Association appointed a special committee of homeowners to evaluate dozens of our current CC&Rs regarding some of our basic architectural tenants that have been unchanged since Walden Woods began over 20 years ago. Below are the major items we think you are likely to be most interested in. All in all there were dozens of major and minor changes that were discussed and those below are only a very brief summary and not a complete list, summary or in-depth report.

After review by our Association attorney, the committee has now endorsed these and other upgrades to our CC&Rs. However, none of these changes will be put in place until

51% of the Association homeowners approve of these changes as required by our by-laws. A complete text of all changes and how they compare to current language will be provided.

This has been a very long and deliberate process that we believe will make Walden Woods a better place to live while safeguarding those feature that make our neighborhood a special place. You will receive more information within the week.
